Presenting your property for rent is one of the most important things that you as a landlord need to consider.  Prior to a tenant moving in, your agent will do an Entry Condition Report.  This lengthy document details the condition that the property was in when the tenant moves in.  It details cleanliness, defects and damage and other relevant details.

If the property is not cleaned to a very high standard, or the lawns and gardens are not maintained to a very high standard, you are not legally able to expect the tenant to leave the property in a perfect condition. 

The Entry Condition Report is the document that we use at the end of the tenancy to determine what state the property should be in.  Ultimately this report determines whether the tenant gets their bond back or not. 

If a property is not cleaned to a high standard when the tenant moves in, the tenant often becomes annoyed and irritated that they have to clean when they have just spent one or more days moving house.  This gets the tenancy off to a bad start. 

Our office highly recommends that before you consider renting out your property that you get a full professional clean done and retain the receipt as proof of the properties condition when the tenants moved in.
